Richard Norton, President

Richard Norton is the founding principal of Norton Consulting. He began his career with Economics Research Associates (ERA) in California in 1978. He moved to Florida in the 1982 to manage ERA’s Florida office and Latin America practice. In 1990, he joined the National Golf Foundation as the general manager of the for-profit research and consulting divisions. In 1999 he formed Norton Consulting in direct response to client requests for seasoned professionals who know and thoroughly understand the resort and real estate development industries.

Teamwork, industry expertise, and an understanding of client needs are the foundation of Mr. Norton’s practice. Mr. Norton is accustomed to working with other consulting disciplines (land planning, engineering, architecture and sales/marketing) in a team approach to addressing project feasibility. Mr. Norton understands that the feasibility process is NOT linear. The best solutions come from integrating the perspectives of various disciplines towards a land use solution that addresses the market, the site, the development concept, revenue/costs and marketing/sales.

Mr. Norton’s clients include major corporations, developers, financial institutions, equity investors, operators and governmental entities. He has conducted consulting engagements through out North, Central, and South America and the Caribbean. He speaks Spanish fluently and is particularly well suite for project work in Latin America.

Mr. Norton holds an undergraduate degree in economics and a masters in business administration from Brigham Young University.

Justin Norton, Principal

Justin has over 15 years of experience in real estate consulting, with a focus on residential resort and master-planned community projects. His work has spanned across North America, Central America, South America, and the Caribbean, with a particular expertise in the Southeastern United States, including Florida, Georgia, the Carolinas, and Tennessee.

He provides detailed market and financial analysis for a wide range of property types, including residential, office, industrial, retail, commercial, and recreational land uses. For the past nine years, this analysis has been integral to providing valuation services.

In addition to his consulting work, Justin is a court-recognized expert witness in the field of real estate. He holds a BS in Business Management from Brigham Young University and is fluent in Spanish.

Susana Fuentealba, Senior

Associate

Susana brings more than 15 years of solid real estate and financial analysis skills to the Norton Consulting Team. Ms. Fuentealba has been involved in numerous residential, resorts and master planned community projects. The scope of work in these areas includes conducting market and financial analyses, project feasibility, product type, pricing and amenity composition for residential communities and resort projects. Mr. Fuentealba has in depth experience in conducting consulting assignments in North America, Central America, South America and the Caribbean, with special emphasis in markets such as Mexico, Colombia, Costa Rica, Nicaragua, Panama, the Dominican Republic, Chile, and throughout the Caribbean. Ms. Fuentealba holds a Bachelor of Science in Finance and International Business & Trade from Florida Atlantic University. A native Spanish speaker, Ms. Fuentealba is fluent in Spanish and English.
